This section looks at home sales and how homeowners are balancing housing costs. The strength of the housing market can provide insight into how the supply and demand for housing may create challenges related to maintaining homeowner status. For example, the drop in home values during the housing crisis put a financial strain on many homeowners.
Section Highlights:
- The median home price ($125,767) has risen since 2011, and by the end of 2018, it was more than twice the median household income ($54,077), making homeownership unaffordable to many prospective homebuyers.
- Ohio's foreclosure rate (0.7%), 90-day delinquency rate (2%) and negative equity share (5%) in December 2018 were all at record low levels, having fallen precipitously from the height of the recession.
- For homeowners with a mortgage, median monthly costs have fallen by 6.8% from the 2008–2012 period, from $1,337 (in real 2017 dollars) to $1,247 in the 2013–2017 period.
- Of Ohio's lowest income homeowners, 68.7% of these are severely cost burdened, compared with only 2.5% of those 81 to 100% AMI or 0.5% of those earning >100% AMI.
- One in three black or African American homeowners experienced housing cost burden, and black homeowners were twice as likely to be severely cost burdened as white homeowners.

Unless otherwise stated, all costs are in real 2017 dollars (except for home sales prices, which are in real 2018 dollars), adjusted for inflation using the Consumer Price Index for All Urban Consumers (CPI-U) for "all items less shelter."
Typical household income is represented by the mean income for quintiles of income, or the median household income.
"Severe housing cost burden" means a household is spending at least 50 percent of household income on homeowner costs or has no income. AMI refers to area median income as defined by HUD.
